It is easier to consume than to create value. To sell off rather than build on. To take quick returns at the cost of long-term value-building.
But that’s not how we work. We don’t look for shortcuts. We look for properties, businesses and opportunities with the potential to grow. We rarely buy what is finished. We buy what can become more.
We go deep, know our craft, work side by side with those who run the businesses. We give freedom, but take responsibility. For the properties, the construction projects and the people. Through good times and bad, generation after generation.
Since our founding in 1992, that approach has made us one of Sweden’s largest family-owned investment companies in real estate, construction and related sectors. Still, our purpose remains the same. To leave things better than we found them. Anything else is simply not worth it.
What began in 1992 as a small property company with two employees and zero profit is today one of Sweden's largest family-owned investment companies in construction and real estate. Every step has been taken with the long term in mind.

Hans Eliasson founds the property company Peritia in Gothenburg. The portfolio consists of around 100 apartments, with a clear objective: acquire properties with development potential across Sweden's three major city regions.
The Eliasson Family Foundation for the Development of Good Building Culture is established and becomes a co-owner of Peritia.
The company is renamed from Peritia to Svenska Hus Förvaltning AB.
Svenska Hus becomes the first property company in Sweden to receive quality and environmental certification under FR 2000.
55% of the construction company MVB is acquired, with the same ambition: to be present in Stockholm, Gothenburg and Skåne.
The parent company is restructured as a pure holding company and renamed AB Gullringsbo Egendomar.
The Foundation for the Development of Energy-Efficient Construction is established. MVB builds Sweden's first passive-house school. Capital management operations are launched.
60% of Wangeskog Hyrcenter is acquired. Gullringsbo becomes sole owner of MVB. The art collection is initiated.
The award Årets Framtidsbyggare is launched. Wangeskog is acquired in full.
Wangeskog acquires HLL Södra and Norra Norrland, becoming Sweden's largest privately owned machinery rental company.
Torslanda Entreprenad is renamed Anlab. Novi and Nordier merge to form Novier.
Bergfästet Holding is established as new parent company of Gullringsbo Egendomar.
Tobias Lönnevall becomes CEO. Group revenue reaches SEK 5.7bn with a property value of approximately SEK 10.8bn.

We believe that responsible ownership extends beyond our own portfolio. That’s why we have engaged in research. We have, among other things, funded a professorship at Lund University. A small contribution to the industries we operate in.
